Why should I lease the land rather than buy a condominium or a home in a subdivision?

What standard features are included with your new homes?

What am I actually buying and how do the taxes work?

You purchase your home and own it as you would any other property. A streamlined building process, bulk quantity discounts and no land purchase costs allow us to be able to offer these custom-built homes for approximately half the cost of other similar homes. The property tax that you pay would be for the home only and not the land. These taxes are fully deductible. The land is then leased on a monthly basis.

What does the monthly land lease or site fee include?

The site fee ensures your peace of mind and includes:
  • Increased safety.  Our private community carefully screens the backgrounds of all prospective residents to ensure the quality of the neighborhood. 
  • Protective neighborhood covenants.  We guarantee the quality of the neighborhood that you'll be living in.  You won't have to worry about neighbors having loud parties or junk cars on their lawn.
  • Minor home improvements and repairs
  • Annual home inspections
  • A home monitoring program for times when you want to travel
  • Tree and shrub trimming, dandelion weed spraying and lawn edging
  • City garbage and recycling pickup
  • Maintenance of all common areas including roadways

 

We can help you with everything from a dripping faucet to watching your home while you are on vacation.  If you have lost your house keys or if you have any type of question, we are here to help.  We feel that when prospective buyers compare our monthly site fee versus a condominium association fee or apartment’s rent the value of services we provide more than justifies the cost.

Do you offer financing?

We have partnered with PREMIER BANK in Jefferson and are happy to offer a financing program for prospective buyers. Qualified prospects can choose a mortgage with a fixed rate for 30 years or a variable rate for 5 years and everything in-between.

How strictly are your rules enforced?

Are small house pets allowed?

We recognize that to many people, a pet is a loyal and needed friend. As a result, a small dog and other house pets are allowed.

Can our grandchildren or other family members stay and visit with us?

Yes, guests that stay for less than two weeks have no restrictions other than they are required to abide by the same rules as our residents.
